On the ground

Doctors Lake is a tidal arm of the St. Johns with Fleming Island along one side and Orange Park along the other, joined at the US 17 crossing at Doctors Inlet. Both banks are Clay County, both are inside our first working ring, and the houses on the shore share a set of conditions that the houses half a mile inland do not.

Waterfront kitchens work harder

The load on a refrigerator is heat and moisture, and a house on open water gets more of the second. Screened porches stand open for eight months of the year, doors to the dock get used constantly, and the room the appliance is fighting is warmer and damper than the thermostat suggests. Three consequences show up repeatedly.

Door gaskets take a set sooner. A seal that has stopped springing back lets warm wet air into the box, and in a freezer that condenses and freezes on the first cold surface it meets — which is why frost keeps coming back on the back wall of freezers in waterfront houses long before anything mechanical is wrong.

Glass-doored wine units sweat. Light fogging at the edge of the glass on an August afternoon is physics. Water running down the inside of the glass is a seal or an alignment problem.

Drain lines close up faster in humid, warm conditions, and the first sign is water standing under the crisper drawers rather than any temperature complaint.

Boathouses, garages and lanais

A large share of the refrigeration on this shoreline is not in the kitchen. It is a beverage unit at the dock, drawers in an outdoor kitchen, a second refrigerator in an unconditioned garage. Those installations have their own rule: the appliance has to be rated for where it was put. An indoor unit installed under a covered lanai will run hard, sweat, corrode at the hinges and fail early, and no repair changes that. When we find one, we say so plainly instead of replacing a part that will fail again next summer.

Even correctly rated outdoor units have an upper ambient limit. A west-facing lanai in August will find it, and a unit that is simply out of its depth is not a broken unit.

What we do not claim about this water

Doctors Lake is tidal, which means the level and the character of the water change through the day. It is not the ocean. Salt-air corrosion is a real problem in the beach ZIPs and it is not the story here, twenty-odd miles inland. Anyone telling you your Fleming Island condenser is corroding from sea air is selling something.

After the power goes out

Northeast Florida runs something in the order of sixty-eight thunderstorm days a year, and this county has sat through multi-day outages after Matthew in 2016, Irma in 2017 and Helene in 2024. Shoreline lots with mature trees over the lines lose power more often than the numbers alone suggest.

The part owners do not expect is the delay. A refrigerator frequently survives the event and fails weeks later, because the damage was done to a control by a voltage spike, or to a compressor’s start components by a rapid sequence of interruptions rather than a clean outage. So when a unit on this shore goes blank, hums without starting, or restarts and then quits again, we ask what the power has done recently even if the storm was a month ago. A start component or a control is a far smaller repair than a compressor, and it deserves to be ruled out first.

Two practical notes. Surge protection on the refrigeration circuit is inexpensive and is not standard in houses of this vintage. And if the house runs on a generator during an outage, tell us — a unit that was fed by a generator and then failed is a slightly different conversation from one that simply sat without power.

Access along the shore

Waterfront lots often mean long driveways, a garage below the living level, or a kitchen at the far end of the house from the only door a refrigerator can pass through. Getting a built-in out on its rollers is the part of the job most likely to go wrong, so we measure the route before anything is unplugged.
